Amsterdam moves quickly and does not wait for you to catch up. For most people arriving here, the difficulty is not deciding what they want. It is working out what a property is really worth, what the paperwork actually says, and who in the process is on their side.

You cannot see the whole picture

A listing gives you the asking price and the floor area. It does not tell you how the bidding is likely to go, what the ground lease will cost you in ten years, or whether the owners' association has any money in the bank.

The best homes are gone before you see them

A meaningful share of Amsterdam property changes hands between agents before it is ever advertised. Without someone inside that network, you are choosing from whatever is left.

Bidding without a plan gets expensive

Most buyers react. What works here is deciding in advance what a property is worth to you, where your ceiling sits and which conditions you are willing to let go of, before the pressure arrives.

Selling in Amsterdam takes more than putting the property online and waiting. We work with the photographers and stylists that the larger international agencies in the city use, because the first twenty seconds a buyer spends on your listing decide whether there is a viewing at all.

Presentation

Photography, styling and floor plans done properly. It costs something, and in our experience it comes back: well-prepared homes attract more serious buyers and fewer people who were only curious.

Timing

Property type, the current mood among buyers and the time of year all affect what you get. We would rather wait three weeks for a better window than launch into a quiet one because the paperwork happened to be ready.

The right buyers

Positioning decides who turns up at the viewing. We work out who the likely buyer is before deciding how the property should be presented to them.

One advisor throughout

The same person handles the valuation, the viewings, the negotiation and the notary. Nothing is handed over halfway, and you are not explaining your situation again to someone new.

Sometimes two makelaars
sell better than one

Selling with Clarke does not have to mean working with a single office. For certain properties we can sell jointly with an agent from another firm: two networks, two sets of buyers, two readings of the market, for the same fee you would pay for one.

It is not right for every property, and we will tell you when we think it is not. But where a joint sale is likely to get you a better result, we would rather suggest it than quietly keep the file to ourselves.

You hear about it either way, and the decision stays yours.

How a purchase runs

The Dutch market is fast and not particularly forgiving. This is the shape of the process, so you know what is coming and roughly when.

Step 01

First conversation

We talk through what you are looking for, what you can realistically spend and when you need to be in. From there we set out a plan, financial and practical, before you start viewing anything. This first conversation is free and there is no obligation attached to it.

Step 02

Access and shortlist

You get a selection matched to your brief, including properties from our network that never reach Funda. What arrives in your inbox has been filtered. You are not being forwarded everything in the hope that something sticks.

Step 03

Viewings and checks

We view with you and flag the structural, legal and ground lease issues that otherwise surface much later, when they are expensive. You see each home through someone else's experience as well as your own.

Step 04

Bidding

When the right one appears we set the strategy and negotiate on your behalf. A bid here is rarely just a number: the conditions you attach, the completion date you offer and how you come across all count, sometimes more than the last ten thousand euros.

Step 05

Notary and keys

We take you through the purchase contract, the notary and the transfer itself. Our fee falls due at this point, and not before.
