We advise investors, family offices and institutional owners on buying, selling and holding investment property across the Netherlands. As an intermediary, our job is to get a transaction done on terms both parties can live with, and often come back for.
Our position
Most advisors introduce themselves by telling you whose side they are on. We usually begin somewhere else: with the deal itself, and whether it can be made to work at all.
That does not make us passive. When we act for one party in a transaction, we say so plainly and both sides know it from the outset. But we would rather close a fair deal than win an unfair one. A seller who feels cornered does not come back to you. A buyer who overpaid tends to remember exactly who arranged it.
Dutch investment property is a small world. The same names turn up across deals for years.
So looking for an outcome that both parties can defend is partly a matter of principle and partly just sensible. It is also, in practice, what gets difficult transactions over the line. Deals rarely fail on price alone. They fail on timing, on conditions, on one side feeling it has been handled badly. Those are the parts we spend most of our attention on.
Every mandate is set out in writing before we begin, including what our role is and how we are paid, so there is never any doubt about where we stand.
What we do
Some clients need one building bought well. Others need a view on a portfolio they have held for fifteen years. The work looks different, the approach does not.
We source, assess and negotiate investment property, from a single tenanted building to a portfolio changing hands. A fair share of what moves in this market never reaches an open listing, and that is much of what this work involves: knowing who is quietly considering a sale, and who has the appetite to buy it.
Everything starts with the numbers. What the property earns today, what it costs to run, what the leases and ground lease terms say, and where the regulatory exposure sits. We prepare the documentation the other side will ask for before they ask for it, which is often the difference between a deal that completes and one that quietly stalls.
For owners holding more than one asset, we advise on composition and timing. What to keep, what to sell, and roughly when. Sometimes the honest answer is that nothing needs to change this year, and we will say so rather than invent a reason to transact.
Rules change, tenants change, and a holding that made sense five years ago may deserve another look. We go through a portfolio building by building and give you a plain view of where the value sits, where it is slowly leaking away, and what a realistic exit would look like for each part of it.
Owning property should not turn into a second job. For day-to-day management we work with one established partner that looks after residential and commercial real estate throughout the country, so you are not assembling a different arrangement in every city.
Rent collection, tenant contact, maintenance and reporting all run through a single professional party, wherever the assets are. We stay involved as your advisor so that strategy and management do not drift apart, and you keep one number to call for the whole portfolio.
Coverage
Clarke Capital is based in Amsterdam and works nationally. For each type of property we bring in the advisor who handles that segment every week. You keep one point of contact; the specialist knowledge sits behind it.
Distribution centres, warehousing and light industrial, from single units to multi-let estates. Location, unit depth and the strength of the tenant tend to matter more here than the building itself.
Single-tenant and multi-tenant office buildings, including repositioning and conversion cases. Energy label and lease length are usually the two numbers that decide the price.
Tenanted apartments, complete blocks and residential portfolios, regulated and free sector. Rent regulation has changed the arithmetic considerably in recent years, and it keeps moving.
High street units, neighbourhood centres and retail with housing above it. We look closely at who the neighbours are, because in retail the surrounding street is part of the asset.
Care homes, clinics and other property let to healthcare operators, usually on long leases. The covenant of the operator carries as much weight as the bricks.
Buildings doing several things at once, and sites where the current use is not the final one. These take longer to underwrite and are often where the better returns sit.
If a mandate falls outside what we handle well, we will say so and point you towards someone who does. That happens perhaps a few times a year, and it has never cost us a client.
How we work
A structured process, so you always know where a mandate stands. The first conversation is confidential, free, and carries no obligation on either side.
We start with what you are actually trying to do: the return you need, how long you intend to hold, how much risk sits comfortably with you, and where this asset fits alongside everything else you own. Without that, every opportunity looks equally interesting, which is not a useful position to be in.
On the buying side we look on and off market, through our own network and through agents elsewhere in the country. On the selling side we decide who the property should be shown to, and in what order, before anything becomes public.
Income, leases, ground lease terms, the condition of the building, the finances of the owners' association where there is one, and whatever regulation applies to the use. This is the stage at which unpleasant discoveries are still cheap.
We negotiate directly and carry the transaction through to the deed of transfer, keeping the notary, the financiers and the technical advisors moving so the process does not lose momentum. Most deals that fall apart do so because nobody was holding the timetable.
Day-to-day management can be placed with our national partner, and we stay available to review how the asset is performing, flag changes in regulation that affect your position, and tell you when we think the moment has come to act again.
